are receiving all the services that you are entitled to.  

· Market Analysis.  There is a range of prices your home should be listed within.
· Net Proceeds.  You need to know how much you will make from the sale of your home.
· For Sale sign placed to best advantage on your property.

*   Placement on the real estate agent property database.  There is a form that needs to be filled
out completely.  Lazy or poorly trained agents can cause your home to sit on market for a
number of reasons.
*   Incorrect information.  Double check your agent to make certain they have their facts straight
and information listed correctly.
*    Incomplete information.  Many agents don’t bother asking for crucial facts; schools, square
footage, the fact there is a shop on the property.  Many buyers have agents searching for
these features.  If they are not mentioned in your listing info, the agent won’t show your home.
*   Incorrect directions.  Believe it or not, many agents either leave the directions section blank,
or (worse) send people North when they should go South.  You cannot sell your home if the
buyer’s agent cannot find it.

·   Advertising.  Each home has individual advertising needs.  Some options are

*   Electronic Flyers.  We can broadcast email announcements to thousands of agents.
*   Newspapers.  If we anticipate a longer selling cycle, newspapers make sense.  In this fast
market, homes are sold before the newspaper hits the streets.  
*   Neighborhood signs.  These small directional signs lead buyers and agents in from up to
1/2 mile away.


·   Flyers.  Flyer boxes should be placed on the For Sale sign, and kept full of well-written flyers.
·   Install Lock Box.
·  Create "feature cards".  These are little signs that point out selling points that buyers and their agents
may miss.  (Examples:  "New Upgraded Carpet".  "Corian Countertops With Marble Tile Backsplash."  
"Moisture Proof Trex Deck".  "All Appliances Stay".  "Real Cherry Kitchen Cabinets.")
·  Create a “Buyers Packet” with a Form 17 and Legal Description.  This information is necessary for a
buyer’s agent to complete a legal offer.  This information can now also be uploaded as digital files into
the real estate agent property database for tech savvy agents.

Once the Lockbox is on the door and other Realtors start visiting your home, you will need other real
estate services.
